THE PROBLEM

A damp subfloor eats the house from underneath

Musty smells, cupping floorboards, mould on the skirting — that's still air and moisture sitting under the floor. Left alone it becomes rot, and rot becomes restumping money.

Mechanical ventilation keeps air moving through the subfloor. We design the layout, install quiet fans, and wire them on timers so it just runs.

Reading the signs under your floor

Subfloor problems announce themselves upstairs, quietly. A musty smell that comes back a day after airing the house. Windows that weep every morning. Floorboards lifting slightly at the edges — that cupping shape means the underside is wetter than the top. Mould on the south-side skirting boards. Individually easy to dismiss; together, a pattern.

Under the floor, the causes are usually mundane: blocked vents from garden beds built too high, plumbing weeps, poor drainage holding water against stumps, or simply a house designed with too few vents for its footprint. Mechanical ventilation fixes the air movement — but we also tell you what's feeding the moisture, because a fan can't outrun a leak.
